Landlords
Last year was an exceptionally good year for our Lettings Department and our landlords as across the portfolio we achieved a 9% growth in rental values. We now collect over £120,000 each month for our landlords. The portfolios of flats and houses we manage in Peckham, Peckham Rye, Camberwell, Dulwich, New Cross, Streatham and Docklands is worth in excess of £25 Million.
As we approach the summer it looks like 2011 is going to be a very good year for landlords. This May we have already let some five bedroom houses for just over £2,700 per month.
With our increased advertsing expenditure, we expect to see continued improvement as our brand awareness gains more exposure.
To rent out a property means getting a property seen as often and by as many prospective tenants as possible. To achieve that at GJM Property we make sure every property is marketed to its full potential. That means advertising in all forms of media including Magazine, Internet and now Railway Stations.
Every year over five million people pass through East Dulwich, Peckham Rye and Queens Road Railway Stations. GJM Property are very pleased to be the first local estate agency to sponsor a local Railway Station in Southwark. From now on these five million people will see GJM Property advertising, which is great news for the landlords of the properties that we are renting out as this is a highly effective form of advertising.
In addition to this we have just doubled our advertising budget with RightMove who are the UK's leading internet property search engine. Our logo banner sheet now appears as soon as a prospective tenant inputs a property search in SE5, SE22 and SE15. From there the tenant can be guided directly to our website to see your property.

We offer a number of services to landlords:
Let Only Rental Service
We will manage all aspects of property lettings from advertising, making appointments, negotiating rent with prospective tenants and checking references. We will then sign up the tenants on the correct lettings agreement and provide the tenants with the landlords banking details.
Let and Rent Collection Service
The above service and we will collect the rent each month and forward onto you. We will also chase any late payers on your behalf.
Fully Managed Rental Service
The above two services plus we also act as the primary point of contact for the tenants. We will arrange for any maintenance to be carried out on the property. We can arrange for quotes to be gathered for any remedial works. This service is particularly useful to out of town landlords.
