Increasing your rental return
If you turn on the TV its likely you will have to wait long until you will see Sarah Beeney advising a couple on how best to redevelop their property.
TV shows dedicated to property development and the numbers of landlords has certainly improved the quality of residential rental accommodation. No longer can you pass off a property with your old unwanted furniture and a lick of magnolia paint.
Here’s some free advice
Create a bedroom
If you have a bedroom that is at least 20ft by 12ft, turn it into two singles. You should get another £4,000 a year rent. GJM Property can advise and arrange this.
Don’t waste space
Create another bedroom, If you have a double reception of over 24 by 10ft, split it half. Use the front room as the lounge and the other room as a downstairs bedroom. It works and it might get you another £4,000 a year plus. GJM Property can advise and arrange this.
The Blank Canvas
Tenants now require very clean white / off white, well decorated houses which offer a sense of service as well as functionality. That said, tenants do like the "blank canvas" look too. Do not personalise a property as though you would be living there. Its unlikely your tastes will match perfectly with your tenants. Plus it will save you money.
Ordinary Luxuries
Washing machines and dish washers are now standard. Don’t be cheap! An additional wc or ensuite or shower room will make your property really stand out from the rest if you are looking to rent to sharers. IKEA furniture is now the minimum standard and not regarded as exceptional.
Less can be more
Do not fill very patch of carpet or wood floors with furniture. Tenants like to see space. Do not over crowd a property. You can always add something as part of the negotiations in successfully letting your property.
Clever Designing
In a small bathroom try and hang the sink off the wall rather than standing it on the floor as this approach saves floor space and makes a room look bigger. Avoid covering all the bathrooms walls with tiles – its not necessary and it costs a lot.
